FORMSCAPE and WABCA Group were approached by the operators of an industrial premises after they had received written notice from the local council to rectify multiple unapproved works within the property.
Unknowingly, the operators of the site had located structures such as shipping containers, demountables, shelving, silos, and other fixed structures throughout their industrial premises without the required development and building approvals. Upon realization, the operators approached FORMSCAPE and WABCA Group so as to rectify the situation.
FORMSCAPE reviewed the matter, advised the operators of the most optimal approach, and produced the relevant documentation required in order to lodge the application. This also involved working alongside WABCA Group in respect to other relevant matters for existing structures as structural engineering and building certification. After Development Application lodgment, FORMSCAPE liaised with both the planners at the local council and the operators in order to ensure that the most optimal outcome could be achieved – an outcome which would address the relevant planning considerations, while at the same time, not result in excessive restrictions of operations on-site.
The compromise involved the shipping containers and other materials on-site having to be relegated to a dedicated hardstand area, while the demountables, shelving, silos, and other fixed structures were allowed to remain, provided they complied with the relevant engineering and building requirements. The result was retrospective development approval being granted on this basis. Fortunately for the site operators, the aforementioned works were deemed to adequately address relevant engineering and building requirements.
