FORMSCAPE was approached by builders who sought work with the landowners to establish a caravan park on the outskirts of Pithara, a regional town.
Due to the scale of the project, a Local Development Plan was required in order for it to be capable of being approved by the Shire. FORMSCAPE assessed the initial concept layout prepared by the builders, and recommended multiple amendments so as to retain the functionality of the proposal, but adequately address the Shire’s and State’s planning requirements.
FORMSCAPE worked intensely with the builders and the Shire’s planning department over a short period of time due to the narrow project timeframe. The location of accommodation and caravan sites required particular consideration, as they had to be within specified distances of toilet, shower, and laundry facilities, while ample spacing between sites, parking, and appropriate vehicle access also had to be sufficiently addressed. Accordingly, much design advice was provided to the builders to ensure that the proposal would be capable of being approved.
After lodgment of the proposed Local Development Plan, FORMSCAPE liaised with the Shire’s Planning Department to demonstrate the suitability of the caravan park. During this period, a Development Application was also lodged for the use of repurposed sea containers on-site to provide efficient means of accommodating some amenities on-site such as a power generator. This additional application was required due to Shire planning framework.
The result was that both the Local Development Plan and Development Application were approved, with no objections received during the public advertising period.
